Another KOKOMO FIRST…The FLAT FEE Listing


There are three basic ways to sale a property:
1) The traditional Selling Method
2) For Sale By Owner
3) Renaissance’s FLAT FEE Listing

The Traditional Method

You meet with a Realtor and sign an Exclusive Right to Sale Contract. Under the terms of that contract, you Realtor will be paid a commission of ~5-7% of the sale price of your home. The commission is traditional split between the Listing Broker and the Saling Broker.

Example:
$50,000 Sale Price x 7% commission = $3,500.00
$100,000 Sale Price x 7% commission = $7,000.00
$200,000 Sale Price x 7% commission = $14,000.00

At this point, you might be asking – What am I paying for?
Most REALTORS will provide a listing in the MLS, a small marketing plan, a yard sign, and maybe even a Open House. In addition, REALTORS will show the property by appointment, meet the buyers agent to receive offers, prepare and present counter offers, and guide you thru executing required disclosures.

FACT: With a traditional agreement, even if a family member wanted to buy your property, you would still need to pay the full commission.


The For Sale By Owner (FSBO)

Rather then paying full commissions, some home sellers attempt to sale the property themselves. This requires the owner to accept all the liabilities and perform all the marketing themselves. The best marketing may not even be made available to them.

A recent survey by NAR shows that selling by owner is not very effective…

FLAT FEE
The FLAT FEE Listing service provided by Renaissance allows you to take advantage of the power of the MLS, enjoy the consult of a licensed Real Estate Professional, leverage every REALTOR in Kokomo and surrounding counties and gain access to marketing tools that normally are beyond your reach, while retaining the right to sale the property yourself.

FACT: Less then 5% of listing agents actually sell the homes they list. Most Realtors are a member of the MLS and use the database to find homes for their buyers.

FACT: The Renaissance Flat Fee Listing uses the EXACT SAME MLS that Realtors use to find prospective buyers properties.

FACT: You retain the right to sell your home “By Owner”, without a Realtor involved, and pay no commissions.

FACT: If a REALTOR brings a buyer and you accept their offer, you’ll only pay the 2-3% commission to the buyers Broker - - and you determine the commission they receive.


SAVINGS EXAMPLES

$50,000 Sale Price x 7% commission = $3,500.00
$50,000 Sale Price x 3% commission to Buyers Broker + $500 Flat Fee = $2,000
A Savings of $1,500

$100,000 Sale Price x 7% commission = $7,000.00
$100,000 Sale Price x 3% commission + $500 = $3,500
A Savings of $3,500

$200,000 Sale Price x 7% commission = $14,000.00
$200,000 Sale Price x 3% commission + $500 = $6,500
A Savings of $7,500

Founded in 2004 Renaissance Consulting was originally a Home Inspection business. Like so many others the owner became interested in "Flipping" Real Estate. So, Rob completed the training to earn a Indiana Real Estate Sales License. Once the training was complete, Rob joined MIBOR (Metropolotine Indianapolis Board of Realtors) with Blue Ribbon. In 2007, Blue Ribbon decided to join FC Tucker and Rob went along while earning his Indiana Real Estate Broker's license. Completed in 2007, Rob transformed Renaissance into a Botique Real Estate brokerage specializing in property investment, management and the first time home buyer.
